Our Process
Renovations go sideways when decisions are rushed and pricing is based on assumptions.
Our process exists to prevent that.
We plan first, price accurately, and execute with control—so you can move forward with confidence.
Why This Process Works
Most renovation problems come from vague scopes, rushed pricing and poor coordination.
Our process solves that by doing the hard thinking before construction starts.
Fewer surprises.
Better cost control.
Clear accountability.
-
Every project begins with a short conversation to understand:
Your goal (sell, rent, or long-term value)
Timeline expectations
Your Budget range
Any known constraints
It’s about getting alignment and clarity before important decisions are made.
-
For projects that move forward, we begin with a design agreement.
This step allows us to:
Finalize layout, scope, and specifications
Make key design decisions up front
Identify technical or constructibility constraints
Eliminate assumptions before pricing
The goal is simple:
lock in a clear, buildable scope before any numbers are finalized. The design agreement is typically a small percentage of the overall project budget, with the exact amount determined during your initial conversation based on the size and complexity of the project.
If you proceed with construction, the cost of the design agreement is credited back toward the project.
This ensures planning is done properly—without paying twice.
-
Once the scope is defined, we invite our hand picked vendors & trusted specialist subcontractors to price the work.
Depending on the project, this may include:
A site visit to take measurements at the property
Review of drawings and specifications
Clarifications before pricing
All trades are pricing the same defined scope.
This results in:
More accurate & competitive pricing
Fewer allowances and surprises
Costs that reflect real market conditions
-
After bids are reviewed, we:
Confirm final pricing and scope
Select trade partners based on quality and fit
Finalize the construction agreement and schedule
At this point, expectations are clearly set—before construction begins.
-
With contracts in place, construction starts.
We manage:
Trade coordination and sequencing
Quality control
Schedule and budget tracking
Change management (approved before work proceeds)
No improvising mid-build.
No silent cost creep. -
We finish with:
A final walkthrough
A documented punch list
Completion of outstanding items
A clean handover aligned with the agreed scope
Projects aren’t finished when tools leave.
They’re finished when expectations are met.
